We’re not actually interested in having 1000s of houses on our books - I know all of these houses personally, I know the people who live in them and I can tell you very honestly, the whole craic about the house. Some of our properties dont get onto the website - we have a list of people who have told us what they are looking for. Sometimes, when I see a property, I have just the person in mind. So even if you dont see what you are looking for here today, tell me what you want and I’ll look for you.     What you need to think about:

  • what is your budget
  • do you want the house to be liveable or are you interested in a wreck that needs lots of work - again, what is your budget
  • how much land do you want? half an acre is lovely but it needs to be looked after - do you need that much or more
  • do you need/want lots of outhouses- are you going to keep animals
  • (1 decre is 1000 square metres = about half an acre)

    Sorry but we’ve taken off the price in Pounds while the rate of the pound is so unstable. We dont run on a huge profit margin and if the exchange rate is poor, then its the actually seller who could lose out. The Bulgarian Lev is pegged to the Euro which makes it much easier to predict - for up to date prices in £s, check the exchange rate.

This house is a very good investment - it is currently occupied and has been very well maintained. It consists of a good hallway with walk-in wardrobe, 3 good sized room, one with loads of cupboards. all the rooms are very light. There is a great view from the doorway. Downstairs are two big cellars with lovely beams and stone walls and an outside kitchen. There is a small bathroom with a wood boiler and a solar water heater. The barns are in great condition and very clean. There is a lovely flat area inside the double gates and loads of very good vines. Most of the furniture is being left. The field is not so big but enough for all your summer veg. It is about 10 minutes walk from the centre of the village.

This nice little house sits at the edge of the village, near a spring and next to miles of open common grazing land. It hasn’t been lived in for a while and needs some TLC. It has 4 good sized rooms with lovely hand painted floors. The porch is glass and metal and needs some attention, as does the whole house but its in a great spot - quiet and peaceful.

    This house has been unoccupied for a number of years but has been taken care of. Its a big house and the downstairs is in very good condition. It has a separate summer kitchen with a small porch. In the main house, downstairs is a good sized hallway with 3 large rooms plus storage space under the stairs. The wooden internal staircase is neat and one of the features of the upstairs area are the hand stencilled walls. There are 2 large rooms and a storeroom upstairs, all light and airy, however, there is some work to do upstairs as the ceiling and some of the walls need replastering. The cellar is in very good condition and has great beams. There is a well. The garden is pretty and shaded and the field, with the usual fruit trees, is a manageable size. The property is a few minutes walk from the centre and backs onto a lovely little park. This would make a great holiday house and comes with all of the furniture.

This is a really interesting old house. The original carved wooded balcony is an immediately attractive feature and you could sleep on that space in the summer. There are 3 large bedrooms upstairs, two of them share a wood stove build into the wall.
Downstairs are two rooms which would be the winter kitchen - including a lovely old tiled woodstove. there is also a summer kitchen and a space for a bathrooom.
This house needs a lot of work although it is actually liveable. The room and floors need attention plus a lot of replastering.
Outside is a great house garden with a range of well kept and spacious barns, all enclosed. the field behind the house is also enclosed by a wall. There are the usual range of fruit trees- walnut, apple, pear, plum etc.
This house has loads of character and is situated 10 minutes from the centre of the village on a very quite, secluded street.

This house is surprisingly big and has a very interesting terrace with a wonderful potential outside living area. Its on 2 levels with a kitchen, hallway and 2 bedrooms on the street level. Stepping out from that level and down some steps, there is a terrace with a lovely view, leading to a good sized barn that would make a great summer kitchen and generally lovely place to live outside in the summer. The lower level which has windows across the field, pens out from a small galss porch. There are 3 downstairs rooms, all with wooden floors, and 2 cellars.

It is on a quite but active street in Voditsa and has a great seat outside for sitting and chatting with yoru neighbours a the goats come home. There is a lovely arched gateway leading into the property and the house itself has four good sized rooms, 2 hallways, a neat kitchen and a bathroom. The outside area is a delight to spend the summer in and the garden is just the perfect size to enjoy. The barns are great and there is a well.

This house is in the village of Baba Tonka, south of Popovo. (she was a war hero). Its is build in a very traditional style and is quite lovely. It has a very large, wooden balcony where you would spend the whole time looking across the fields to the views of the snowy mountains - very nice. The veranda area is the size of a good room and in addition, there are 4 rooms upstairs. There are lovely beams and interesting wooden doors throughout this house. Downstairs are two rooms and a cellar. This house hasn’t been lived in for a while and needs a lot of attention but the potential is there to have a beautiful traditional Bulgarian country home in a peaceful quiet village with easy access to main roads to the north and south.

Imposing house with interesting balcony looking down the main street. Downstairs is a small kitchen, two smallish rooms and a good sized cellar. A porch and covered stairwell have been added and up stairs are two large rooms with a lovely glass wall divider. Next to it is an interesting shaped room with 2 windows and a door on to the balcony. These rooms are light and have very good wooden floors. There is also a hallway and a good sized storage room.

The barns are in need of attention and the garden is in need of some love! But this house is large and spacious, in a quite area and would be a great retreat.

This house is in wonderful condition and will satisfy anyone who has any security concerns. It is situated literally around the corner from the the village centre in Voditsa and has an alarm system and security shutters. In addition, the two dogs that currently guard the property, are optional!.
Upstairs, across the shaded balcony, there are 3 good sized rooms, all with wooden floors and good ceilings. The furniture, which is included in the price, is also interesting. the current owner collects pictures of old communist leaders - not sure how many of them will be left, but they’re interesting.
Downstairs is a good sized kitchen with a very good woodstove. Again the floors are wooden and in excellent condition. There is an extra tool room/cellar. The outside toilet and bathroom are a bit more up to date than normal although you might want to do some work here.
There is an outside sitting area, 2 large barns and some smaller animal houses. The smallish field has been sown with drought resistant grass and has wonderful views across to the forests south and east of Voditsa.
This house is really good value for the price because of the condition of the property and especialy because of the investment already made in security.

This is a huge house and its quite eye catching even with the peeling paint. Its on two floors with an unusual internal wooden staircase (unusual for the area that is). On the first floor are 4 large bedrooms, one with wooden floors, the others have earth floors in good condition.

Downstairs are 2 small kitchens (dont know why there are 2) and a really big living room. Its unusual to see so much space in a typical village house - I think this used to be the posh end of town! Its about 5 minutes walk to the centre of the village and is on a good road.

The house is generally in good condition and the owner is currently living in it. One thing that might need some work is the balcony - picturesque but you might not want to stand on it.

The outhouses and the land on the other hand have been a bit neglected. The owner is an old woman and she hasn’t been able to work the land on her own. There is a well on the land and a stream at the end of the property.

This house has loads of character and would be a great restoration project and it used to be pink!

This house is currently occupied by three very houseproud women. The house is lovely and you could move in immediately and be comfortable. It comes fully furnished. It is a solid brick built house with steps up to the door near the flower garden. There is a big hallway which would make a light and sunny living room. Off it, there are 3 large bedrooms with lots of windows and a kitchen with a very good wood stove. All of the floors are wooden and in very good condition. There is also a bathroom, a summer kitchen and a good sized cellar.

The field outside is under cultivation and during the summer was full of tomatoes, peppers, corn and just about every vegetable you could imagine. There are vines and a range of fruit trees. The soil is good ad the land is irrigated by the run-off from the spring across the road.

There’s a range of outhouses and barns and you might even get the chickens thrown in. If you want to start growing and gardening, you could move in here and begin tomorrow. There are no major repairs to do - only decorating to your taste. The house is 5 minutes from the village centre and about the same distance from the woods and lovely places to walk.

This is a lovely house with a great feel of 70’s kitch. Part of the cellar has been converted into a great living space complete with breakfast bar and under floor heating. There is almost a bathroom next to it and a large cellar/storage area. Upstairs is one big room and two small ones plus a hallway. The big room has a wall full of fitted cupboards and two big windows.

Outside are some very good barns and a huge garage area - all have potential for conversion to more living space. The garden is enclosed and surprisingly, contains a potential swimming pool. If you wanted to pursue this, there is a well with your own water supply. The field is about 1 dec and has been used for grass. Its a blank canvas right now and just asking to be developed as a garden. It has a few fruit trees around the edge, a couple of more barns and a track at the side that leads to the very nearby forest.

Its about 10 minutes from the shops and when you step out of the door and look around, you can see 3 different forests in all directions. Its also in a lovely, peaceful little street. This house isn’t much to look at from the outside, but once you are in the courtyard space, it feels open, light and friendly. It is sound and doesn’t need any major repairs. You could move straight in.

This is a good house with no immediate repairs needed except maybe some replastering. There is a light room downstairs with a woodstove and sink and upstairs are three big rooms with lovely wooden floors. The hallway is large and there is a storage space that could easily become a bathroom. The whole house is very light and sunny. The cellar is huge and has potential for conversation to more living space.

The garden at the front is neat with apples, pears, figs, peaches and grapes. Around the side is a courtyard with barns and animal byers that are spacious and in good condition. Beyond that is the small field area which would make a lovely shaded garden. The house is on the west side of the village, going up the hill, and is about 5 minutes from the shops.

This is a house that you move straight into - it also comes fully furnished. There isn’t really enough land here to grow loads of food, but it would make a lovely retreat.

This neat house is about 2 minutes walk from the centre of Voditsa. It is in good condition with newly installed double glazed windows. It has a huge porch area that is used as a summer kitchen. This house is in the next village to Voditsa, called Tsar Asen. It is currenly owned by a very neat man who has kept this place in immaculate condition. It is surprisingly big with 4 good sized rooms and a kitchen. All the rooms are on one level and are joined by a long porch. There are 2 very good cellars and the basis of a bathroom. There are very nice wooden floors throughout and all of the furniture will be left. There some very nice old pieces plus traditional rugs.

There is a lovely cobbled yard at the front beside a very neat front garden with lots of vines - all neat of course. There is a summer kitchen at the side of the house and a number of small outhouses. The field is small but would make a lovely garden. If more land was requuired, there is a possibility of acquiring part of the old school next door.

Tsar Asen is a quiet village with wonderful views around the area. This house would make a perfect retreat and you could move in immediately.
