This is probably the best value property we have had on this site for ages. The house is amazingly well built with very straight walls - unusual in Bulgaria and a excellent roof. It has oak floors throughout and wood paneled ceilings and is neatly divided into two apartments.
Upstairs are two large airy rooms, a very big hallway, a balcony and a large storeroom that is just asking to be a bathroom. Floor are immaculate and beautiful.
Downstairs are two more large rooms with oak floors, a room that has been a kitchen and a very large cellar with wonderful oak beams. The whole of the downstairs area is built of stone with oak beams - when this is exposed and cleaned, its the most lovely materials to be living in.
The house is in great condition - apart from the bathroom, it just needs decorating.
And then there’s the outside…..joined on to the house are a number of animal barns with a huge area above that covers half the length of the house. It has oak beams and is high enough to stand up - it could be a studio, a chill out space, more accommodation …or a great place to store your grain if you keep animals. This whole building is brick with very straight walls. Across the very wide courtyard, is another barn, with mud brick walls. The roof needs a little attention but it also has a large open window space at the far end with views across the field to the woods beyond.
There are some additional animal houses and covered car entrance space.
Its in a lovely part of the village with neighbours on all sides and a well just across the road. Along the north facing side is an channel which would allow for a grey water system from the bathrooms.
There is about 1000 sq metres of land beyond the house and the usual range of fruit trees plus one enormous and very wonderful walnut tree - you’d get enough of that one tree to last you all year.

……….. Downstairs are 2 small kitchens (dont know why there are 2) and a really big living room. Its unusual to see so much space in a typical village house - I think this used to be the posh end of town! Its about 5 minutes walk to the centre of the village and is on a good road. The house is generally in good condition and the owner is currently living in it. One thing that might need some work is the balcony - picturesque but you might not want to stand on it. The outhouses and the land on the other hand have been a bit neglected. The owner is an old woman and she hasn’t been able to work the land on her own. There is a well on the land and a stream at the end of the property and one of the most magnificent trees you’ve ever seen - its called Tupola in Bulgarian -not sure what it is in English but its huge and glorious. The garden is enclosed and surprisingly, contains a potential swimming pool. If you wanted to pursue this, there is a well with your own water supply. The field is about 1 dec and has been used for grass. Its a blank canvas right now and just asking to be developed as a garden. It has a few fruit trees around the edge, a couple of more barns and a track at the side that leads to the very nearby forest. Its about 10 minutes from the shops and when you step out of the door and look around, you can see 3 different forests in all directions. Its also in a lovely, peaceful little street. This house isn’t much to look at from the outside, but once you are in the courtyard space, it feels open, light and friendly. It is sound and doesn’t need any major repairs. You could move straight in.
